Real Estate SEO: A Local Visibility Framework

Competing with national portals on their terms is a losing game. Competing on local specificity is not.

What you cannot win

Broad terms — homes for sale in a major metro, general property search — belong to portals with enormous domain authority and full-time engineering teams. An agent or a small brokerage is not going to outrank them, and money spent trying is money lost.

What those portals are structurally bad at is depth on a specific place. A national site cannot credibly write about what it is like to live in one neighborhood, how a particular HOA operates, or why inventory in one pocket behaves differently than three miles away.

That is the opening.

The four layers

1. Google Business Profile

For local search this does more work than the website. Complete every field, keep hours accurate, post regularly, and treat reviews as an ongoing process rather than an occasional ask. Most agents set it up once and never return.

2. Place pages with real substance

One page per neighborhood or community you genuinely know. Not a paragraph and a listing feed — what the housing stock is actually like, who tends to move there, what the tradeoffs are. The honesty is what makes it rank and what makes it convert.

3. Question content

The questions buyers and sellers actually ask you, answered properly. Closing costs in your county, what inspections typically turn up in older local housing, how long things really sit. This is the content you already produce verbally every week.

4. Capture and response

Ranking without capture is a vanity exercise. A clear next step on every page, a form that asks for little, and a response measured in minutes rather than days.

The unglamorous truth about response time

For real estate leads, speed frequently matters more than everything above combined. A lead contacted within minutes converts at a different rate than one contacted the next morning.

If your follow-up is slow, fix that before investing in visibility. More traffic into a slow funnel produces more wasted leads, not more clients.
